If you really like it, you can add a few thousands, or another 10K or 20K. But not to exceed your maximum budget. If you don't love this house very much, you don't need add $$$. Stick to your original offer. If you really love it, and you offer the highest one you can afford, and they still want to reject you, just walk away. There are always plenty nice homes waiting for you ahead. It is a "war".

Not a equal game. Agent is an expert in this area, and has a lot of customers, resources, and connections. She/he can easily use these resources to make the deal (or fake deal). And also, you don't have much internal information as she/he has. She/he know both sides (seller and buyer's bottom prices) so she/he can play around. In other word,the information you have is <<< information agent has/controls . You are under the sun (exposed to seller and agents) and agents are in the dark area. So hold strong, and stick to your budget (not to overpay to much). Prepare to take your offer off the table and walk away, if they ask too much. It they play too long and you don't have patience any more, you can try:" This is my last offer for xxx,xxx. If you don't reply by certain date, my offer will be off the table".
