I have been thinking about this for a little over a week and couldn't decide
if I should fire my buyer agent (American), he did certain amount of work
already: 3 mths of working with us (quality at first 2mths were very good)
and we didn't buy one yet. We negotiated a 1% rebate, now he is on strike
unless he takes full 3%. Actually today I found he started vacation and didn
't inform us so he is not reachable for a week at least. But if I decide to
fire the current buyer agent, what should I do to make sure it's a clean cut
? Our agreement states for the house he walked through with us, within the
60 days after termination I still have obligation. I'm thinking it's OK if
he gets that 2% if we buy one of those houses within 60days, since he did
work on those and did do certain amount of work for us already. But how do I
buy those houses without him, if I use a 2nd agent, 2nd agent needs fee too
. If I only want to pay 2nd agent, then seems I have to avoid buying those
houses I viewed with the 1st agent, that eliminates quite a few candidates
for purchase this summer. If I buy on my own, seems my previous agent takes
agent fee without working on that particular one house transaction, and I
bear some risk since I don't have a professional agent monitor the process
for me.
Headache. I'm thinking maybe we should give in to him, but the other vote in
the house says our relationship is already broken, no benefit of chasing
after a complaining agent that is on strike.

Since you have written agreement, the only thing you can do is to file a
complain against him/her to the state's real estate commission.

honestly, if he worked for you for 3 months, maybe he deserves the full 3%

不多的话,可以留下。我家去年种的4-1杏李桃,今年杏就挂了几十个,疏掉大半。
