我觉得short sale或者bank own homes用同一个挺好的,其他的的确不大好,不过 buyer agent在降价上面用处也不大,如果对方肯给好的rebate可以考虑。

If you have basic knowledge on real estate transaction, double agent for short sale is preferred choice. You may get advantage, but do not expect the double agent to stand by your side.

If the bank has not finally approved, the double agent may leak info to you (i.e. the number of bid, the highest bid). It may be illegal and unethical, but it exists. Even 如果short sale的钱银行已经批准了,double agent has motivation to sell to you, if the approved price is attractive enough and there are multiple bids.
no multiple bid, the house has some disadvantages,but the price looks attractive now.One previous buyer took the house at the current listed price but they do not have enough money now and then took back the contract.

no doubt, good for seller. the only way to make the deal is to push the buyer to pay more. I had good experience with that . :)

if this agent is not a double agent, just a buyer agent, you think he will be much better? this is not the problem of double agent. It's the problem of agent.
Buyer agent will also push u to pay more unless u have a really good buyer agent. My exp is, my double agent told me I bid more, and asked me to drop 10k. And then asked seller to give a counter offer. Finally I got the house with 5k lower than the price I originally wanna give. Also this double agent processed this very fast, not waiting for more offers.

In this game, there are three parties, buyer, seller, and agent(s) Agents' interest is different from buyer or seller. What they wanna do is to make deal done soon. They care hourly payment, they do not care extra commission of 5k more purchase price, which is 300.
其实吧,最后, buyer feels like buyer agent is actually working for seller, seller feels like seller agent is actually working for buyer, no happy customer, only happy agents. :D
your buyer agent doesn't really work for you. he/she works for the commission. They just want you to buy the house and get the commission. You should never tell your agent about if you like the house or not, regardless if the agent is buyer, seller, or double.
In this case, you might give the lower offer (since you might be the only buyer). BTW, the double agent (or buyer agent) will release misleading info to push you. Be alert.

This is very true. For multi offers, you have big chance to win if you have dual agent. The agent even have right to stop acccepting more offers.

切身感受 hot deal 或者short sale 用dual agent 没什么好考虑的 short sale seller 根本不 care 多少钱,主要是listing agent, 选个价格接近 estimate value的,financial没什么问题的buyer就是了 这时候谁如果用dual agent,或者没有buyer agent 你说seller选谁 本人正在suffer buyers agent
