是银行评估的价格吗？如果是的话，你可以砍价，但是卖家绝不降价的话，你或者不买
了，或者自己掏腰包把差价补齐了，否则银行只能根据appraisal的价格来贷款给你

你这个好像顺序搞错了吧？一般appraisal都是deal之后拿到买卖合同然后去银行申请

一般appraisal出来的value比purchase price低的话，buyer都会去找seller
negotiate的。因为除非seller找个cash deal，否则始终面临同一个问题。大部分
