我朋友卖房子，终于有一买家，可是买家贷不到款，我朋友的angent 劝她用owner
financing。就是我朋友向银行贷款，买家向我朋友贷款。如果买家付不了款，我朋友
就把房子收回。
我朋友急于把房子卖出去，可是害怕这样有风险，请有经验的人给点建议，谢谢。

算了吧，贷不到款的人不付Mortgage Payment的可能性也很大，除非你们认识买家。

你想，假如两年后，房价又跌了，然后这个买家赖着不走，也不负贷款。。。后果不堪

I hate to say this but please stop giving people false hope.
the truth is OP will be lucky if he can get it in early 2014. most likely he

就是就是，听着就怕怕。。目前银行forclosure都这么辛苦，何况是个人呢？sue他得
花多少银子呀，转了一圈，还是自己在卖房，租出去还能挽回些损失呢。

It is impossible to predict for this for more than half a year. Just look at
the demand data in Oct 2010 and there are over 10,000 before Jan 1, 2008.
Nobody can predict this. Just do whatever you want.
