要买一个1米的房子,自己首付200K, 问父母借200K, 贷600K,假如家庭收入足以贷
600K。如果问父母借的200K可以设成第二个房贷,每月也付利息。这些利息也可以抵税
。而父母的收入税较低或没有。
考虑到夫妇俩可以每年给父母52K,不用交税。父母提供的可能多于200K。再者这些利
息抵税不受AMT影响。如果可行,吸引力还是相当大的。大家谈谈?

每次灌一点,旧油还是留在发动机里,你伤不起的。最好的最不伤车的办法是在开的过
程中自动换新油
我把车改造了,加了两个油箱在下面。其中一个灌满了engine oil,另一个是空的。两
个油箱都和发动机连着,另外还有一个泵。在开车的过程中,泵自动工作,把新的
engine oil源源不断压到发动机里,旧油抽出来存到空的油箱里。这样发动机始终用的
是新油
为了保护发动机,我一个月才开一次车,每次最多开5分钟。不过由于我安装了上述高
级设备,发动机到现在还像新的一样。我最喜欢把人叫到车库,给他们演示这套高级设备
我对engine oil要求很高的。那种3个月换一次在我看来简直就是不停地吃地沟油,不
坏才怪
我每月在engine oil上花的钱超过贷款买新车了,不过这样真的很值。每当抚摸崭新的
发动机,我就感觉进入了极乐世界

Parents provide a family loan as a second mortgage loan. You pay mortgage
interest to your parents which is tax deductible. Assuming you are in a
higher tax bracket than your parents, this setup may effectively reduce your
tax, while transfer money to your parents without hitting the gift tax
limit.

Looks like it is doable if the interest rate is reasonable, e.g. market rate
. IRS hopes they can tax on the interest income on the lender. IRS won't
happy if the loan is from a foreign source and it cannot tax on the lender.

利息省的税也最多就是30%吧?还有70%的利息钱是要支出的。

put money to parents' account in China, without interest tax and take the
possible currency exchange rate profit.
much simpler than urs.

the pt is if u deem the money from ur parents as loan, it will affect the
loan amt u could get from investor.
be careful about that when u talk to broker. Fannie mae may take back the
loan and put penalty on u for u didn't disclose ur full debt upon
application.
