Offer 了一个房子, then Seller disclosure : crawl space 积水 (water
intrusion) during heavy rain.
crawlspace 有积水，这个房子能买吗？
Today's Home inspection crawl space also found
(1) small piece of standing water
(2) damp wet soil
请问水是怎
么进去的？这种情况在老房子中常见么 (36 years old)？对房屋什么影响？
Walk away and get earnest back ?
Any ideas?

看有多严重了,积水可大可小.问问Inspector吧.

严肃建议不要买。crawl space积水会undermine foundation，伤害木地板。如果是湾
区，房子的抗震性能比较差。时间长了墙也会裂。可能要不停地修。解决方案也有，要
花钱买个pump，一到下雨天就把水pump出来。还有在房子的周围建一个排水渠。反正比
较麻烦。不在乎的人也有。很多人想，这个房子在这里几十年都没有问题，应该还好吧。
另外一点，这种现象通常是一个地区的通病。邻居大多也会有同样的问题。除非楼主的
房子正好在neighborhood的谷底。可以和邻居了解一下。如果楼主非此区域不买，那可
能也只有接受了。反正一分价钱一分货。

The seller did pest report in Jan 2011 and partial repair on May 2011.
Here is Disclosure:

1. water intrusion into any part of any physical structure on the
property; leaks from or in any appliance, pipe, slab or roof; standing water
, drainage, flooding, ubderground water, moisture, water-related soil
setting or slippage on or affecting the property...
Seller checked [Yes]
Explanation: 1) In heavy rain seasons - see termite report.
Here is pest report:

(1) completed items: 1A , 1E, 11A (Done on 5/05/2011)
(2) There are recommendations not completed by this firm:
1B, 1C, 1D, 2A, 8A, 9A, 10A,
Any ideas for this test/termite report (seller paid $2300 for that),

如果只是Termite report的话,不会$2300,问问Seller有没有修Recommended items.

report only $250.
and January the pest termite report did the fungus section 1 item.
That report saying the crawlspace had water before (seems 5 inches
high--check silt line on pilar).
The current inspection thought foundation/termite/fungus is ok now.
But TO prepare next rain season , need to do crawl space cleanup
insulation ($5000) And add a "french drain".
Not sure how much for the French Drain cost.
Any ideas?
