以conventional conforming loan (贷款额上限为$417,000)为列,今天从数据库查了
几十家银行的8,048 loan programs,对贷款额下限的要求如下(括号里是loan
programs的数目):

可见银行多数loan programs对贷款额下限的要求是很松的。
那问题出在什么地方?
可能的两个地方:中间商和经纪人。
1)中间商:拿到贷款要很快卖掉,当然希望每笔贷款额接近上限,减少手续。所以他
们有可能把低额贷款的利息提高。
2)经纪人:我们这里通常经纪人费用(loan origination fee)是贷款额的1%,列如:
$100,000贷款, 经纪人费用 $1,000
$200,000贷款, 经纪人费用 $2,000
$400,000贷款, 经纪人费用 $4,000
每笔贷款的手续都差不多,大家当然抢$400,000贷款,可以拿到$4,000经纪人费用。
对$100,000贷款很多经纪人不愿只拿$1,000。有一个办法就是把利息提到高于市场最低
水平,从Lender那里拿回更多的Rebate,这样经纪人就能拿到多于$2,000了。
所以选择经纪人,对他们的loan origination fee事先要知道很重要。你是希望经纪人
帮你找最好的Deal,而不是他们的利益最大化。

For No Point No Fee refinancing, the lender will give you rebate to cover
your closing cost in terms of fixed percentage instead of fixed amount,
whereas the closing cost has no significant difference between $200K and $
400K loan.

谢谢解答。可以理解,有些lender对小额贷款嫌麻烦。
是的。Rebate好像可以有1%-2%贷款额(也许有些情况更多),取决于lender当时最低
利息和贷款锁定的利息。Rebate用于Closing Costs,经纪人费用,还有回扣给贷款人
的。这要看利息是多少,Rebate有多少,兼顾经纪人和贷款人的利益。
