可能大部分的人都知道,此文只对买房的新手:
1。 明确自己的需要和承受能力:买房是为了自己和家人住着舒服,满足自己的需要。

2. 看房: Tell your agent your needs, and townships. The agent will send you
all the active houses. You can pick up some for general screening. During
this process, you may need to modifiy and balance the needs and price.
3. 下offer and 讨价还价: Your agent can handle this. Lots of people ask
whether it is too low to put an offer 20% off the listing price. In the area
I covered, I seldom see one house sold for more than 10% off. If you think
the seller is way overprice, it will be wasting time to give them the
market value. You have to wait till the seller realize that it is overpriced.
4. Attorney Review and Home inspection: Most agent wants you to finish the
attorney first and then do the home inspection. But I will do the home
inspection while in the attorney review. The advantages are you already
know the house, and can negotiate all the fixes before your second large
deposit.
The first deposit is $1000, shall be submitted after you agreed on the price
before attorney review. The second large deposit (2~5% of purchasing price
) shall be submitted 3 days after attorney. Home inspection must be done 14
days after attorney review. So you may have to submit the large deposit
before the home inspction. There sometimes could be trouble to get the large
deposit back if you and the seller did not agree on the home inspection
results and fix/credits.
5:找贷款:You have to shop around, but I suggest you stay away from the
small company or banks. The rate only matters at the moment you lock it.
Please also conside the all the fees while looking for mortgage. You could
be paying point without knowing it. Let the broker knows you are also
looking at other banks, give them the pressure.
The mortgage brokers are always very busy, YOU have to call them and talk
with them, stay on top of your case. The underwriters are also very strick
in these days. IT is YOU have to call them, and provide all the documents
requested even they ask for the same document 3 times.
The bank order the home apprisal. You may reopen the negotiate with the
seller if the apprisal value is lower than the purchasing price and you have
the apprisal contigency in the contract.
6: Title search and Title Insurance: Your laywer will order the title search
, and may use his/her partner title company. The title company will order
the property survey. The person doing the survey can insert 4 feet long
steel bars on the four corners of your property for $400 to $600. The
corner bars are very useful but too expensive. I suggest you buy 4 bars/
poles from Lowes/HomeDepot, find out the date and time that the survey will
be done, and then hammer the poles by yourself.
7: Buy home insurance: Same thing shop around, and make the starting date to
be your closing date:
8: Call the untility company to switch the electricty, gas, others.
9: Closing HUD: Call the title company to get a final copy of the HUD. The
HUD is a balance sheet for you. Plese go over the items carefully, make
sure all the numbers are correct, and you got all the credits promised. All
the math is correct.
10: Final Walk Through: You can do these several days before the closing,
making sure the property is in the same condition as before, and all the
fixes have been done.
11: Closing; it usually happens at your title company or your lawyer's
office. Your lawyer will be with you. YOur agent, mortgage broker are
optional. Please make sure you got copies of all the documents, and all
keys, garage door openers.
12: Move in and enjoy the house.
