refinance谈下来好过0 cost，是负200cost。
GFE上
Origination charge $1000
Appraisal Fee $375
Government recording Charge + Transfer Tax = $1325.
Title Service and Title Insurance = $1100
Broker Rebate = $4000.
$1000+$375+$1325+$1100-$4000 = -$200
Escrow $1200
Interest $800
$1200+$800-$200 = $1800 “Total Estimated Settlement Charges"
GFE上apprsaisal fee写的是$375。但是appraisal我预付了$165。谁知道最后closing的
时候Total settlement charge到底是多少？
A. $1800，然后broker退我$165。
B. $1800。然后broker退我$375。
C. $1800-$375=$1425。
D. $1800-$165=$1635。

down time太多太频繁了。今天从5点钟开始，现在都没起来。不知道今晚有没有戏，有

太confused啦！！假设以下 variables：
1.new loan amt (NL)
2.old loan amt (OL)
3.prepaid interest on old loan (OI) & new loan (NI)
4.property tax (T)
NL - OL - OI - NI - T = refund OR bring money to close
e.g.1.$300k - 297k - 400 - 350 - 1500 = 750 refund to you
e.g.2.$300k - 299K - 400 - 350 - 1500 = -1250 send in this $ @ closing
超出以上数字的应该都是要退回的cost。当然可能没法事先算得那么准确，有些cost要
到以后才退给你。

Title Insurance + Transfer Tax = $1800.
2000.

假设new loan = old loan.
用escrow，好像没有property tax这一说.
我的GFE上是这样的。
Origination charge $1000
Appraisal Fee $375
Government recording Charge + Transfer Tax = $1325.
Title Service and Title Insurance = $1100
Broker Rebate = $4000.
$1000+$375+$1325+$1100-$4000 = -$200
Escrow $1200
Interest $800
$1200+$800-$200 = $1800.
现在appraisal fee变了而且我预先支付了，不知道最后怎么处理。

不用这么麻烦，除去Prepaid interest，其他的钱都是Broker来出，这就是no cost
refinance。

问题就在这个no cost上了。我谈出来 better than no cost，broker比no cost还多退
200给我，但是appraisal的价钱突然变了，我怕最后转了半圈，这200又没了。现在我
希望能拿回410。

The appraisal fee might change per lender's notice. Regardless, if your
broker promise covering this cost, the apraisal fee will be 100% reimbursed
to you.
