first time buy home, the seller agent said they are "as is" policy that the
house is sold as it is, they will not repair and will not give credit in
lieu of repair.
my question is, if so then why we still need home inspection? is there
really a "as is" policy existing?

2012年倫敦奧運落幕,「洛杉磯時報」認為,澳洲與德國的表現令人失望,但印度的崛
起則令人眼睛一亮。
近兩個星期的激烈角逐後,倫敦奧運今天正式畫下句點,大家相約4年後巴西里約見。
洛杉磯時報分析認為,澳洲與英國的傳統對決,是這次奧運的重頭戲之一,儘管過去澳
洲多占優勢,賽前澳洲也揚言會繼續保持優勢,但最後的獎牌榜說明了一切。
美國以46金名列第1,中國38金居次,英國享盡地主優勢,以29金名列第3,至於澳洲,
以7金名列第10。總獎牌數,英國也以65比35,將澳洲遠拋在後。
洛時指出,除了澳洲的表現令人失望之外,肯亞跟德國的情況也不理想。肯亞在北京奧
運時拿下5金,排在第15名,但今年在田徑項目表現不理想,總共只拿下兩金,排名跌
落到第28名。
德國雖然拿下11金,名列第6,但金牌數比北京奧運時少了5面,名次也跌落1名。
有退就有進,洛時認為,印度的崛起最受矚目。印度在北京奧運拿下1金2銅,排在第50
名,雖然印度在倫敦奧運只有2銀4銅,排名第55,比北京奧運時還差,但1名資深的國
際奧會官員認為,印度的崛起值得注意。
雖然印度的獎牌排名並未提高,但印度在許多項目都具有競爭力,包括女子鉛球、舉重
以及男子拳擊等。
這名官員說,印度有人口優勢,現在他們又有了經濟優勢,未來只會更好。

if they tell you before you make an offer, just adjust your offer based on
potential repairs.
usually, seller is only forced repair safety related item, other repair are
all negotiable.
after inspection, you can walk away if you are not satisfied with inspection
result and sell refuse repair what you want them to do.

当然要做,就算不给credit,至少发现大问题你可以退出。

accepting our offer, but will not repair anything because there is another
offer which is higher than us, and threat us to follow their "no repair"
condition.
is that normal for seller agent to be this aggressive?

这就是买卖,买卖双方都可以有自己的条件,你不愿意就退出,而且他们这么不自信,
看来房子是有问题的。

that is the point I am not very comfortable with. they bring out this
condition after accepting our offer, and use counter offer to threat us to
accept it.

几十块钱的小东西,as is无所谓,房子这么个几十万的东西,as is 不是完全不可以
,但是价钱可就不一样了,谈价钱的方法也完全不同了。
楼主真以为卖家找到更好的买家了?太好骗了吧。

that is the point.
We doubt they have no better buyer, at least not significantly better than
us, otherwise why not just go with other offer?
as is should be mentioned during offer negotiation, NOT AFTER it, this is
really not acceptable, make me think their seller agent is so cheap and
flipping.
really thinking quit this mass. dealing with such a seller agent is really a
pain on the ass!

we are trying to get a balance of this input.
we have spent time and money and energy for finding out the house, sure we
can leave, but still need to consider our capital we have already throw in.
if it requires too much captial, we may just walk away.

房检后可以买也可不买,但不还价了
这个as is在我们这里,对待老印买家挺常见的
他们都指望开始给合理,后来使劲砍价。搞得卖家挺怕的
