I think the listing price is fair, unless there are drawbacks that cannot be seen on the listing. A bit surprised that this home is on market for 92 days given it's in dublin ranch, one of the most desirable places in east dublin, and have some upgrades. We are not interested in it because it's not back to open space.

You know the new constructions, right? (an example listing in below) http://www.redfin.com/CA/DUBLIN/2467-BRANDINI-DR-94568/home/400 The builder is now closing out Cortona, and there should be room for further negotiation on top of the landscaping, appliances etc. bonus the builder already put in. We are too picky on lot, otherwise we would have grabbed one of the new homes long time ago.

Not worth $80K if only back to open space. I'd say probably $20k - 40k premium for a $800k home depending on how important it is to the buyer. For some people, it's not important at all. The problem is that there are not many homes that are back to open space for sale, period.

Your agent estimate is in the ball part, but I would start with an offer of 805k to give it a try. The sold comps nearby should give you an idea of how much is the fair price for this home. Good luck! btw, the model is the most popular model DR Horton has in the sub and it has been sold better than the other models in general, so you may not be able to push the price down as much as you would like.

Probably not. I am not sure why a similar size new home sold for 770k in 2010 is relevant here, without location, standard features, lot size, floor plan and who is builder those info, it's meaningless to compare an old listing or sold price in 2010 to today. Can't share the details here, but we almost ended up buying the exact same plan on a premium lot in Cortona in Oct 11 (without landscaping and appliances those incentives back then), I knew their bottom price because we negotiated three rounds back and forth and we finally walked away while there was only $2k difference, the walk away had nothing to do with the home itself though (we liked the home).

No, I didn't say we only cut down $2000 in the negotiation, if that was the case, I wouldn't tell you earlier to give a try and start at $805k. What I was saying is that we walked away when their bottom line price is $2000 higher than what we offered after 3 rounds negotiation, and we walked away not because of the $2000 difference. $2000 difference is nothing for a $800k + home. Don't rely on the statistics too much. It's different from builder to builder, sub to sub and home to home.
