minimum they keep is 10K! Unless you buy more than 1m then rebate will be
more than 50%.

well, the south bay and the east bay can be even cheaper.
1% commission is normal for house priced above 500k.
For a 500k house, the agent gets 5k for how many hours work?
The guys in the link are not the cheapest. They have some houses
for sale, knowledgeable and reasonably frank as far as I can tell.

There are numerous agents without jobs in south bay. 5k is not
too bad.

买房不用AGENT最便宜.没有法律规定必须用AGENT.直接找SELL-BY-OWNER,直接买, 2.5%
全是BUYER/SELLER自己的.
用AGENT,每个AGENT都有各自的情况,谈的来双方满意就用,一方不满意就分. 光说$5K一
笔交易挺多钱的,但是绝大多数的AGENT有BROKER CUT, 有3个月后就搬进去的,也有看了
2年还在看的. 有的一笔合同AGENT能拿1W以上的, 有的交易最后只拿1-2K的. 我公司里
的记录是$830.
全是BUYER/SELLER自己的.

definitely better. most agents don't really know a particular area that well
, and all they care about is making deals asap, and that means
PUSHING sellers to lower prices and PUSHING buyers to raise prices, which
is against the interest of both

As an Agent, I cannot agree with you about " most agents don't really know a
particular area that well". As I known, most agents have their target area
and they have to know the schools, safety and real estate market.
Agent's function is bringing a ready qualified buyer to a ready for sell
property. The final price is decided by BUYER/SELLER, not agents. Market
price is the price someone want to buy and someone want to sell at the same
time.
Agents provide his/her professional opinions, and client is the decision-
maker. Even a VERY GOOD agent still have different view with clients because
they have different positions. So it is very important for clients to DO
YOUR HOMEWORK even you have a GOOD agent. You are the last one who can
protect yourself.
