Your lease form should be the same as other lessees'. You have plenty of
evidence showing that you lived there before: your neighbors, friends, utility
bills, etc., and he took your money---he deposited your checks.
So it doesn't matter so much that you lost your lease, unless it is a special
one---but I assume it is just the same as other lessees'. The landlords
usually use standard form contracts.
Talk to him. You probably don't have to file a claim to get your money back.
