again, it should be made clear that town appraisal/assessment value is not
a true reflect of market value, bank appraisal value is NOT a 100% reflect of
market value although it's close. in most cases, bank appraisal will not result
in price lower than what you offered because 1) the offer price
should be close to the market value, 2) they want to give you the loan.
the true market value is actually reflect by your offer, which should be
determined after comparing to prices of recent similar pro
