新房,5月完工,如果用builder 的mortgage, 他们帮忙$5000. rate 可以锁
180天,但要加.25%, 查了查最近180天rate, 5.375%。 我在GA
5000 closing fee:
origination charge 1%: 2299
MERS registrationg fee: 7
underwriting fee: 450
Procwssing fee:395
tax service fee: 89
flood certification: 28
final inspection fee: 50
Lender title insurance: 575
Abstract or titile search: 95
Attorney fees: 500
Doc review 80
Owner title insurance: 415

broker for mortgage?

It doesn't hurt to look other places, what is their rate if you do not pay
the 1 point. I assume this is for 30 year conventional and you are not in
sub prime, right?
Also if this house is new and lender is already buying a title insurance,
you can skip the owners policy if money is tight (personally, I would buy it)
Anyway, how big is the house and congrats.

Thanks for reply.
If I do not buy the 1 point origination fee, the rate will be 5.75% now.
The new house price around 280k, I loan around 230k. The house is around
3500feet.
Is there anyway to avoid passing the approve? I.e I can find my own broker,
and still get the builder 5000 closing help?

I think you can get a better deal some place else, but they depends on your
credit and a few other things I guess.
Less than $100 per sq ft is always a good deal if builder put in some nice
stuff.

That is up to your builder, you will have to ask them.

Thanks, I already pay $370 for credit report, my credit is 770 (Fair Issac),
770(Empirica), 745(Beacon).
The builder's mortgage dept send me a new HUD-1 which is higher that the
previous one when we sign the contract. Is that normal?

I think you should shop around to find a lower rate. Then talk to the
builder to see if they can cover some closing cost. They may pay less than
5000.

Yes. the closing fee maybe higher than this. This builder give me a higher
rate. But they said if I can not get approved from them, they will also help
me 5000 to look for other broker.
The previous HUD they gave me did not have the lender title insurance, it
seems they add lots on this mortgage. I wonder is it still better if i deny
their 5000 help to look for other broker?
