what kind of market r u in now? how many similar listings on the market and how many has been sold in the past 4 weeks? ask your agent to get some data to help you find out about the market condition.
i'd say 1-2% off list price is very hot area, mine is about 4% off. and now feb is kind of good for u as well. mostly if 60w-65w is your estimate, it's not that reliable than the range given by the agent. he should have a better range in his mind, ask for it, and make decision based on his range, not yours.
