买房子前要先请home inspector给你选中的房子做一个全面的“体检”。这个大家都知
道。可是你买的这栋房子，卖家在卖给你之前也请home inspector给房子检查过。这恐
怕一般人不知道。
看起来令人费解，其实道理很简单：花三五百美元，请人检查一下。看看房子有什么问
题，然后随便请一个handy man“修饰”一下，卖个好价钱！
更重要的是：这种对房屋的“修饰”是有针对性的，就是针对买家聘请的home
inspector!
说“修饰”算是好听的。其实卖家会把能掩藏的问题掩藏掉，剩下实在搪塞不过去的，
如果维修成本不高，就避重就轻，适当给些credit。
最严重的，就是地基和结构的问题。房子如果有这种问题，基本上是没法修的，修好了
也容易有新的隐患。但是这种房子结构的问题却是最好隐藏的：刷遍油漆就行。
外面有油漆，里面的柱子是不是好的，有没有裂缝，有没有老化，有没有腐蚀，等等。
很难搞清楚。（因为做home inspection的时候，房子还不是你的，不能采样，刮下一
点油漆看看里面的情况。）
油漆是seller 卖房的最佳利器。对买房子的人来说，可能等待的是灾难。

不知所云。
傻子卖房才不修东西不收拾好一些。
有的房子是relo帮着卖，有的relo要求很严，必须做很细的
inspection，然后必须有licensed contractors修每项东西。

如果卖家不是bank的话，要写TDS的。这样修一下不告诉你是违法的。

When you sell your house, you will fill a disclosure form. Each state is
different. But the form will ask you the conditions of your house in much
detail. There are multiple pages and you sign/initial each of them.
When someone wants to put an offer on your house, they will read through
this form, understand the condition of the house and sign the form. If there
is any question, it has to be clarified before the closing.
If you hire someone to inspect your house, know the problem and covered it
