You can end the war quickly by over bid first and find ways to come down
after inspection and appraisal.

Exactly my next question to ask!
Now we did follow this strategy and the inspection is not good -- basement
is moist, has water stains and the inspector showed me one wall has black
mold! However, he did not put "mold" in the report but only presented the
picture because, I guess, the seller agent is kind of powerful in that
region and they know each other (it is hard to find an inspector that she
does not know).
