如果杀价下来，还是比appraisal高，怎么付这个差价？报财产税要按照哪个报？

You have to pay the difference. Bank won't lend you more money, or you pay
PMI(if you plan to pay 20% down)

如果你买小区里最贵的房子appraisal就容易偏低。

who cares 咱信不信. 得看银行信不信apprasal是胡扯蛋。问题是银行不觉得那是扯蛋
，银行根据appraisal的价钱批贷款。appraisal低，还低这么多，audit也没用的，哪
争的出来20%啊。。最近很多贷款出这个问题。。。

我们是有 appraisal contingency。 但是我们想要这个房子。 我们要求seller降价。
但是seller坚决要求reappraise, 因为他们坚信这个appraisal低得离谱了。确实是低
了些，不是local的人做的，又是小区里最贵的房子。现在是不是只有同意reappraise
了？但是我们可以保留重新negotiate的权利？我也当心appraiser要和卖方agent联系
。我们的agent是dual agent。

其实这个也没什么可争的，你觉得值就加点down pay,appraisal 现在比较乱来，基本
上是根据最近周围的成交价来估的，如果你想买的是小区最贵的房肯定会被估底的，只
要自己觉得值旧好。

use that to insist that we should buy at the original contract price. We
will need to order another one if eventually we want to buy the house.

有同样的疑问。我们的appraisal出来了，竟然跟contract 价格一样。
appraiser跟seller agent是同一个town的，不会串通好了吧。

Do you have the assets to pay for the difference? If you do, then you can
still use the appraisal you already got. If not, then you might have to go
get a loan from a different lender. Nowadays, lenders can't appoint a
particular appraiser. They have to order through an appraisal company, and
that company randomly assigns an appraiser to the case. If you keep using
the same lender, there's a chance you might get the same appraiser again...

still use the appraisal you already got. If not, then you might have to go
get a loan from a different lender. Nowadays, lenders can't appoint a
particular appraiser. They have to order through an appraisal company, and
that company randomly assigns an appraiser to the case. If you keep using
the same lender, there's a chance you might get the same appraiser again...

我做过的两起appraisal好像都同你说的无关
我看主要是：同时间附近相近房子（建构，年份，面积）的售价

You are drugged.
I don't know why you should trust the seller instead of bank appraiser.
Regardless, you can't get a loan and that's the deal killer.
You don't need to say a word to the seller, let the market do the job.

I don't know why you should trust the seller instead of bank appraiser.
