多谢指点，如果把房产税算上就是副的现金流，不算上基本上持平。

谢谢提醒，这使我想起应该有这么个平衡点，就是房价亏到一个点的时候就该租出去而
不是卖掉，为了找到这
个点，去google了一下果然查到有计算公式。

确实有这方面的考虑，房子卖还是租都有好处也有坏处，所以纠结，刚才查了计算公式
，我们这个价按公式说
的不如租出去，刚才又联系了property management 公司，听起来他们什么都帮你做了
，包括screen, criminal
background check, 房子出现问题的维修，基本上就和公寓的管理办公室一样，每个月
只要一百块钱的服务费。
我想不然把房子先卖一下，不过目前这个市场太slow了，实在卖不出去就出租当投资算
了。

Management company in my area charge 7 to 10 per cent of the rent.
You still have to pay to fix anything that goes wrong.
They don't guarantee it is rented all the time.
Some tenants can do a lot more damage (make the house age 10 years even they
only live in it for one year). By the time you try to sell the house, it
will be worth even less. The rent you collect will not even make up the
differece in selling price.
Just my 2 cents.

半年吧。LD想租我坚决没让。本来租金都不够cover mortgage，
房子给你搞一搞，有毛病又得修又找你退房租的，再加上management
fee，隔三差五再拖一拖房租，不够烦的。
