1. Financing. This purchase agreement is contingent upon the ability of
purchaser to secure, within 30 days from the origination date of this

当初签这个合同的时候,售楼员和BUILDER的贷款公司一口同声的说没问题,你们信用
很高,可以贷得到,当时我是打算卖房的,结果卖不掉,降太多了的话不但我的本金拿
不回来,还得往里面倒贴钱,然后当时我就说是两种,或者卖或者租的,但是现在要租
了贷款公司说你这个房子没卖,HOME EQUITY 要达到APPRAISAL 价格的25%以上才可以
贷到款。我们现在的情况就是说还得贴钱进去才能贷这边的款。这都什么事啊?以前都
没跟我说起过这个条件,现在突然又冒出来,而且是房子都快要造完了才整这些事。真
的很生气。。。。。。觉得他们就是为了创业绩在夸口胡说的。那现在的意思就是如果
我贷不到款,EARNEST MONEY就要打水漂?。。。。有11K呢,辛苦攒的钱,太气愤了

贷款公司很轻松就给了我们PRE APPROVAL。就符合了他们这个30天的条件。我可不可以
知情权被侵犯为由和他们打官司呢?我的意思是他们为了创业绩,故意隐瞒一些事情不告诉购房者,当初PROMISE,说不管你卖房或租房,都肯定能贷到款,没问题,很EASY的给你PREAPPROVAL,然后现在又要按着规则来了,说你这条件不符合,那条件不行,直接导致我的损失。我CONDO都要租出去了,他们来说这种话,简直是还让不让人活了。。。。
我还留着他们给写的信,说I PROMISE THAT YOU WILL GET THE LOAN EVENTHOUGH YOUR CONDO CAN'T BE SOLD.

你跟builder和lender咋耗的过啊。。。。

不告诉购房者,当初PROMISE,说不管你卖房或租房,都肯定能贷到款,没问题,很
EASY的给你PREAPPROVAL,然后现在又要按着规则来了,说你这条件不符合,那条件不
行,直接导致我的损失。我COND

今天去约了售楼处详谈,然后我把事实一项项摆在他们面前,事实就是,FEDERAL
GOVERNMENT LAW REQUIRES 25% EQUITY OF APPRAISAL PRICE OF THE FIRST LOAN, IF
NOT, CAN'T GET THE SECOND LOAN. 贷款公司从头到尾都没跟我提过这事,现在只有30
天就要CLOSE了,才来说这事,搞我个措手不及,我非常生气,我告诉他们我的知情权
被侵犯了,而且我们是有MORTGAGE的PREQUALIFIED LETTER的,然后才决定要建房的。
我还有整个来往邮件等证明他们一点都没跟我提过这事。售楼觉得这事肯定理是在我们
这边的,所以同意如果这家贷款公司不能按我们要求做贷款,就帮我们换2家能做的,
实在不能做的话,就跟上头商量退EARNEST MONEY给我们。
