1. you don't have to list with an agent and you can DIY if you are capable,
but suggest that you get help from pro meaning list it with an agent since
most of agent will not show your house if you try to sell it by your own.
2. if you go with FSBO(for sale by owner), list it on zillow.com, do the
marketing, open house, showing etc and wait till someone give you and offer;
if you list it with an agent, sign contract and monitor your agent's work
and wait for the offer.

It depends where do you live.
Lots of people on east coast sell house by themselves.

3) choose a buyer without agent

1.list it with zillow.com or a online broker who only help owners to list
their home on the MLS;
2.prepare marketing including flyers, ads, open house, install yard sign etc,
3,rent a keybox from the online company you are going to work with and put
it at your front door;
those are not counted how to price, how to prepare the house etc. you really
should get help from pro.

我看到的FSBO的基本上定价都比市场贵很多,并且不容易找到顾客。开始定价不对会让
顾客迅速忘记。现在这个市场恐怕还是找agent好。
