In the closing cost, what's the difference between owner's and lender's
title insurance? Is that necessary for both? Some mortage only provide
lender's without owner's, is that a big problem?

My case:
lender's $1200, paid by broker.
Owner's (optional) $2400, broker doesn't pay
If buy together (called simutaneous rate). $2600 total, but I still need to
pay $1400.
For first owner of a house, no need to buy the owner's.
I will be the 4th owner of the house, I am still thinking about if I should
buy

Owner's insurance是Seller付的，Lender's insurance是Buyer付的。如果是
Refinance，就没有Owner's insurance。
