Agree. Almost a must nowadays when banks fighting with people or with each
other for who should get the house.
A trend here in MA is that the guys who lost and are losing their houses
have become so desperate that they go join the military service. Now they
are using Servicemembers Civil Relief Act to prevent or revoke foreclosures.
So, in such a situation, even if you lost the house you just bought from a
bank, the title insurance shall cover your loss, if there is any.

Even for new house,it's a nice-to have. What if your builder were actually
broke and your house, legally speaking, belonged to its creditors?
Purportedly, the title search should find out the truth, but if that failed,
which is not uncommon at all, title insurance shall cover the loss.

title公司给我的解释是似乎在买房时不买owner's title insurance，在以后refi的时
候要多个几百块钱的什么fee。我所见的purchase case里都有owner's title
insurance,不过，价钱上相差很远，不知道是怎么算的。
