trying to get some advises here:
currently 30 years at 4.75% & trying to refinance to 20 years. today's rate
is 4% with 0.125 point and the closing cost is about $1800. Do you all
think it is a good rate? or should I wait? by the way i am in ky.

今天的Rate是今年最好的，如果你想Lock的话，今天是个不错的日子。不过未来是有可
能更低的。
你的Income可以做15年吗？如果可以，15年的利率比20年更好，而且有可能做到No
Cost。

thank you 'bed'....15 years is a little too tight for our budget, so it's
better off for us to stay at 20 years. Do you have any brokers can
recommend for me so that i can call around. I am in KY,,,

不好意思，好像版上没有Broker可以做KY的贷款.

建议你做30年的，美元资产整体走贬，市场萎靡， holding cash is king.
手上的cash可以投资，赌美国就再买房子，赌中国就投资rmb. 或者half-half.
贷款这东西，背的越多越久越好，尤其还是这么低利息的。

u need mortgage insurance and title insurance again.
u may get discounts if your 1st loan is not long time ago.

我也不建议买point去做refi，不如做30年refi，每个月多还些钱冲本金。20年的
program不是popular的贷款program，rate并不好。

But what if the interest is much higher in a few years, would you rather
locking in a lower rate now?

当然了，如果你的房子不卖，当然现在Lock 15/30 yrs fix是最好的选择。但是也有不
少人5-7年内肯定会换个大房子，或者Relocate。

try do no-cost refi. if rate differential isn't large enough, it will take
you years to recover the costs/points you pay upfront. e.g. $50 saving a mo
takes you 40 mo to recover the costs.
besides, refi to 30-yr. send in extra $ for principal and your mtg will be
paid off in 20 yrs any way. you can calculate the extra $ amt.
