今天早上做的 inspection，发现了下面这些问题，不知道应该怎么办好。３７年的老
房子，很喜欢房子地点和社区。：－（。求建议！
１。ｒｏｏｆ大概可以维持５年
２。空调快到寿命了
３。电控箱很老了，估计该换了，ｓｗｉｔｃｈ也都很老了，线路还凑合。
最重要的是：
４。ＨＶＡＣ系统有点问题，楼下都挺好，楼上不出什么风，不知道是不是堵了，还是
别的问题。
５。ａｔｔｉｃ里有一点霉，估计是ａｔｔｉｃｆａｎ那里有点进水。
６。地下室墙的中间有痕迹，可能曾经上面的ｂａｔｈ漏水过。

1. well, as long as the roof is still in good working condition, you can not
really do anything here. The same applies to 2 and 3.
4. you can probably ask the seller to fix it or some credit to fix by
yourself.
5 and 6, you will need further investigation by roofer/plumber to determine
the cause of mold/water stain and what is the cost to fix them all.

inspector不会这么傻吧，而且楼上也出风，但明显不如楼下那么强。怀疑two zone
heating, 但是怎么也找不到楼上的温度控制。
disclosure form说是１９９９年的ｒｏｏｆ，ｉｎｓｐｅｃｔｏｒ说实际比这个早多
了。我打算要求ｏｗｎｅｒ自己把ＨＶＡＣ和ａｔｔｉｃ霉处理好。不知道需要多少银
子。明天出报告，看看他会都怎么写的。都是些不大不小的问题，有点点烦啊。看样子
owner也不爱惜这房子，从来不service duct system and appliance.
