前两天的大雨,crawl space里进了水.大概12' x 5' x 4"的样子. Builder拒绝承认是
defective. 只好自己修了再找他们理论.
请推荐drainage specialty.
另外有人熟悉building standard的也请不奢指教: 1 怎么fight. 2 怎么查fault. 3怎
么修.

You need a sump pump and dig a hole at the lowest spot put a baffle bracket
in the hole. Do you know the outside of the foundation is sloped away from
your house? do you have french drain?

The outside of the foundation seems sloped away from the house. I am not
sure whether we have French drain.

Re-grading should be enough. If there is not plastic sheeting, add it.

Re-grading听起来是个大工程啊.大概预算在多少呢?

Completely DIY.
Save the plastic sheeting if there is any, and then "cut and fill" the earth
. A few inches should be enough to make sure it slope away from the house.
Re-apply the plastic sheeting.
Don't bother to sue the builder. They can't be responsible for the backfill
settling.

In your case, you want it sloped, not leveled.

为什么不能找builder的麻烦? 我们还在一年的warranty期间啊．

with settling, apply a layer of cement.

By the way, your existing backfill material is gravel, keep adding more
gravels. Don't let my previous comment confuse you and start filling with
dirt.

Backfill can settle even when compaction requirements have been met. It's
common and kinda expected. If the builder didn't have theirs base covered
legally, they can't stay in business for long.

这个很奇怪．其他部分的看起来都是dirt.虽然被塑料盖着，但也只是有点湿．因为这
个地方是地势最低的地方，才有积水．反而下面是gravel.为什么就这个地方的水不退
呢？

就是说现在只用加gravel填平，过几年再加一层水泥是吧．
感觉这个是水走不掉的问题吧．难道不用加sump pump之类排水的设施吗？

Ask your builder see if he put french drain there. It might be the drain
blocked.

你们这地势有问题吧　怎么这水不顺坡自动流走呢？
如果这水不是下雨时候从地表流进来的话　那就是从地下涌上来的　那就更头疼了　希
望不是吧

Builder说是从地下涌上来的.从房子外面看是有一定坡度的。另外我们的房子是东西向
。北高南低。坡度很小。南边就是小区的storm drain.再南边就是一个大下坡。西边是
树林。地势也比我家略低。
我不明白的是为什么dirt cover的大部分的crawl space为什么没有水。也就是有点湿
。如果是从地下涌上来的，那为什么4天来都没退。两天没下雨了啊。（有一点忘了说
。周一builder来抽了一次水。基本干了。但是晚上又满了。）

Gosh, your house is built on a spring! This changes everything.
A sump pump might be an overkill, but you definitely needs a drain tile from
this pit to
1. Storm drain. Most local codes actually disallow runoff into storm drain,
but yours is spring water :) They should pay for it
2. Or 南边大下坡.
3. Or 西边树林.
You might consult somebody other than your builder, because if you leave it
up to your builder, they would just choose the one costing the least, not
necessarily the best.
And if the builder doesn't want to pick up the tab, go get a lawyer.
By the way, if this is in Texas, I'd install a well and save the water for
the drought. When life gives you lemons, make lemonade :)

谢谢详细解答.再问一句.我们也不知道这个storm drain有多大.看起来离房子还有些距
离的.你觉得是storm drain里的水倒灌回来的吗?
是说sump pump没什么用.绕着房子修个french drain就可以是吧.

Sump pump is an active solution, and I don't think you need to go that far.
Regardless, the water need to go somewhere, right? If you just let the water
sink back on your lot, then it won't go anywhere, ending up in your crawl
space.
Is there any storm sewer on the street? Can you pump the spring water to
there? I hope your answers to both are "yes". If not, the second best option
is leading the water to the wood, hopefully tree roots can suck it up.

现在想两样都作.French drain 作preventive.Sump pump是remedy. 应该没有问题吧.
