in November the program will be grandfathered for existing customers and
downgraded for new customers.
The rumor that I’m hearing is that Chase will be eliminating the 10 points
per transaction bonus. Additionally they will no longer give the 10%
Exclusives bonus monthly, instead it will just post in February for the
previous year, similar to how the 7% Sapphire Preferred bonus works.

I have been using freedom almost every month for > 1.5 years and never knew
that bonus.
Looks like I missed maybe 2000 bonus points by not having chase checking.

2000 bonus points? You can easily get QT bonuses up to 7500. Usually I do
not go for small deals. Besides, it would trigger the review from chase if
not used in a proper way.

是银行。我们agent打电话给seller　ａｇｅｎｔ，他们一直不回复关于utility的事
情。今天我们agent给了个额外的contract说把 closing date改成 january 31

如果想退出的话，
就别签这个附加的合同
查一下最初的合同，deposit肯定可以拿回来

如果还没有做inspection，你们怎么就会决定要close了呢？房子的各种问题，隐患都
没有查，就要close房子？

们联系他们老voice mail.今天我们agent给了个附加合同说extend到january 30让我们
签名

close的话还需要签别的合同吗？我们不想close。但最初的close date是昨天，我们没
做任何行动只是我们的agent不停给seller agent打电话问utility的事情

commitment letter已经下来也给seller了。seller让我们签合同的5天内给letter.

我们最近也在under contract, inspection阶段，按我们agent的话，即使不是我们
的错，出了状况，我们想退出，deposit是很难拿回来的。除非走inspection，要求
修，seller不同意。我们因为出了些状况，耽误了后续的inspection，搞得还得我
们抢着inspection deadline提报告和要求延期。否则自动放弃inspection的权利。
总之，经过了这一遭，才发现合同签了就是签了，没原先想的那么容易退出。
你们这个更复杂，干脆是inspection都没法做，不知道最后会怎样。现在冬天，我们不
能检查的也很多，象冷气空调等等，最后屋顶也因为雪盖着，只能从attic查。
过期没查没提交的repair，就算自动waived。

我买过bank own，觉得跟银行打交道比跟私人打交道容易，基本是公事公办，该退钱的
时候就退钱。

即让房子都还没有查，那你最好还是walk away吧，除非是新房。
房子，尤其是老房子，毛病很多。如果不能找个有经验的inspector好好看看，最好不
要瞎买。
不知道你们的这个银行是哪家？我们的朋友也买过FM的房子，好像对方效率还是比较高
的。

walk-away最好？我不太明白。我们一定要请inspector的，否则我们不会要的。他们
这样做的目的是什么呢？不给我们utility，不能默认我们不做inspect吧？他们难道是
不舍得卖房子吗，所以在故意拖延？
我们agent估计是想extend contract直到他们utility ready.

"按照合同昨天close", option period 早就过了. 看样子, LZ掉进了个大坑了.
如果没有utility,应该在option period过之前walk-away.

因为卖方的原因没close成，
应该可以退出，拿回deposit。而且卖方应该赔你钱。

如果签了 extend closing date的合同，做inspect，如果inspect不好，退出，
deposit应该能拿回来吧

I currently have a binding contract to buy a forclosure house. More than two
weeks passed and the utilities are not connected yet. Sometimes it is very
difficult to deal with those people who handle the utilities. I am an agent
myself and I have made numerious calls and emails to the list agent's
utility person. He can not do anything except to call a company which handle
the utilities for the bank!
However, as far as your agent is doing a good job, you should be able to get
your deposit back.
For my contract, the due dilligency period is only 7 days which has been
passed long time ago. However, I made an amedument and forced the seller
signed it to change the due dilligency term to starting from the utilities
are connected and I am noticed by writing. This essentially protects my
interesting and I can walk away anytime before 7 days after the utilities
are connected.
By the way, seller to connect the utilities for inspection. You have to
transfer the utilities under your name before closing. Otherwise, the
utilities will be cut off
