depends on the sale price. 3k could be rounding error. appraised value is merely the appraiser's opinion. doesn't mean your house worth more or less. 3k shouldn't have major problem for loan either. if it's grossly under sale price, you may not borrow as much as you wanted. loan is based on appraised value--70, 75, or 80%. this is the so-called Loan-To-Value ratio.
