本人国内300名开外烂校本科,TOP5工程院校硕士,美国150名开外州立大学博士。2年
本校的POST-DOC。现在美国一TIER4大学(200名开外)作AP。工程类里头偏机械背景。
目前正在和律师谈申请EB1A。
其他基本情况
1)NSF CAREER AWARD,其实就是一GRANT,不知道这个算不算NATIONAL AWARD。律师让
我把关于AWARD的介绍情况给她。感觉那意思这个可能不能算NATIONAL AWARD。不知道
版上有没有人拿这个算一个CLAIM的。
2)英文论文30+,两个BOOK CHAPTER,有一半是一作。当了AP之后基本都是最后一个通
讯作者了。引用大概70+,但是至少一半是自引(包括师弟师妹引用的)他引大概30+。
没办法,专业很冷,IF最高的才1点几。
3)REVIEW过三四个JOURNAL大概20篇论文,四五个会议大概10篇论文,还有NSF
PANELIST REVIEW了15个PROPOSAL。
以上大概基本情况,以前觉得还挺STRONG的,最近跟律师交流。觉得很没信心。。。上
了跟版上DIY高手咨询一下。多谢多谢。

这个学期巨忙
律师是2年前找的,委托费也是2年前交的。
觉得找律师能省事。
但是这个律师很TOUGH,为了保证成功,要求很苛刻。
我写了几封推荐信,但是没按照她给的模板。
昨天没鼻子没脸的把我说了一通。超级打击人自信心
俺觉得吧,怎么也是个服务性行业。不应该这么对待客户吧。。。

Well, got official counter letter, they did lower by 5k, make it 845k. But
that still seems to show they are extreamly confident about their asking
price. While I feel it is worth at most 820k based on neighbouring sales
past year, although I can afford higher than that.Really haven't decided
whether I should try to counter another time to 815k or 820k. Although I
think even that price doesn't have a good chance to be accepted.
Maybe because it is ealy spring, they are not in a hurry? BTW, they ask for
30 days lease back option. I am OK with that since I would not move in
quickly after close anyways. Any drawback with lease back?

老大别吓人家了,我我窃以为啥AP啥的压根不需要来这个版或者置疑自己啥的,AP哪怕
是排名200的学校也比个140难很多
更不要说career award,排名50以后的院系,有个这么的funding,甜妞基本搞定80%

sale now in the same area and how many has been sold for the past 30days?
What is the price/SqFT and how many % drop on average between listing price
and sold price?

This house has about average price/sqft in the area with similar properties.
The upgrade is average, too. the sold/list price is about 96% in the area.
That is the base for my initial offer. I was planning to end up with 3%
below asking price. But probably because it is newly on the market, seller
still has high expectations. Maybe I should wait a couple months?

it's hard to say what the spring will bring.
If more houses enter the market than newly arrived buyers, then the price
will
fall. If many buyers, then the price for 好方型好朝向会很快被人抢走。

could be two buyers. you are in a seller friendly market now. that was said,
you need reconsider your offer.

The seller agent told my agent their bottom line is probably 835k, which is
still higher than the my upper limit. I plan to let it cool down a bit. If
the seller can't find higher offer in the next month or so, they will adjust
their expectation and may come back to lower their price. I will continue
to look for other houses in the mean time.

你应该再出815000。买家只是想看你有多大成意。换位思考一下,如果你是买家and
believe your house worth 825K, and someone offer you $805K. There is no way
you will lower the price to the final 825 at once, right?
I suggest counter offer to $815, then 818, and final 820. After the seller
give your the final, and count one more time, and most likely you will get
the house at around $825.
As a buyer, you should ask yourself or your agent what is maximum price you
want to offer for that house.

我觉得利率是一个不确定因素。 或许你等两个月815k成交, 但是可能利率就
升高了0.5%。 去年11月到今年1月连个月, 30年利率升了差不多1%。
如果你80%贷款买房的话, 1%的利率对这么大数额的贷款差别可大了。
如果你贷款少的话就无所谓了, 大不了早点还清。

Thanks, that is what I've decided to do. I will stick to 815k, no more. I
will push this thing aside, not think about it anymore. I really feel the
price still has room to come down.

我建议你不要counter.
如果房子刚上市,你出offer.房主会觉得第二个offer马上就到.
他希望你们去相互bid,这样他就可以渔翁得利.
你现在counter,只会暴露你的意图.
如果有第二个offer,你再加价不迟.
如果没有第二个offer,屋主回头,你就不好再压价了.
所以建议你跟卖方Agent说,自己对市场不太了解,要多看几个房子
再回价.如果房主愿意再降价,希望他能通知你.

你这个房子我猜得到。我觉得也就值770K左右。装修得还不错,但是位置要打折50 ~
100K.
要是我,就从750K开始offer. counter offer 可以慢慢加到780。 绝对绝对不值800K.
