我们没有buyer agent，直接跟seller agent交涉，offer也下了，inspection也没问题
，银行贷款进行中（不出意外应该没问题），现在只剩下title company那边了，是
seller agent找的title company，不知道会不会出啥问题，请问大虾们需要注意些啥

没有buyer agent 有啥好处呢？

title insurance should be ordered by your lawyer, not seller's agent.

应该没问题，title company会给你一个帐号，你把钱汇入这个帐号，到时间你们两家
一同到title company，然后签一堆东西，搞定。

offer接受后的手续就和buyer agent没关系了。
与title company打交道最重要的是把钱算对。有些马大哈的title公司。

看具体情况了。title company 是work for seller agent的。要是你没有经验，他们
要骗你，你也不知道。

我们买的非short非foreclosure,原房主就白夫妇俩，人也挺nice的，关于seller

you don;t need an agent at all, BUT you do need a lawyer!!!! Buying a place
without one is insanity. You lawyer would take care of the paperwork and
work with the title company. In a real estate transaction, your lawyer is
the only person who's on your side. He would get paid whether if you buy the
house or not. He would make sure that you are not getting screwed.

还有个问题：如果seller agent同时是buyer agent（好像叫 transaction agent），
还是要请律师吗？

agent is only the coordinator and not legal professional. You need an
attorney to review the contract, protect your interest and provide legal
opinion when needed.
