it is not about how much they sold before and not about your bottom line,
either. It is about the current market value of the house compared to
similar recent sales in the neighbourhood. Of course, the situation of the
seller (e.g. job relocation) will affect how lower or higher you can get
from the market value.
So based on information you give, no one in the board can give you a good
answer.
Your agent? I will not count on my agent. The only thing they care (at least
most agents) is to close the deal ASAP.

如果是我,我会下315000.告诉经纪给就要,不给就走,拿下来应该没什么问题。从
SELLER心理看,他减6000,想你应该加6000,基本就是他买价,你再砍点,他应该不会
差这两千,就敲订了。再低,估计又一轮,结果不会变,也没必要下到317000,再砍下
两千不会有什么问题。

you can make an offer of 315K and ask for a credit of 2K.
If you really want the house, you can make a decent offer. Here 315K is good
enough. but that's not the end of the house purchase yet... After you
inspect the house, request for more credits for repairs. Once the seller
accepts your offer, usually the seller will agree with granting more credits
as the seller's mood will be to get rid of it ASAP.

These days the housing market is buyer's market, no matter where. So the
seller is under a lot stress not to accepting an offer.
Look around for other houses. There are plenty of good houses. You will find
one your family really like... and then you will not hesitate to make an
offer the seller asks.

Unless you feel this house is well priced below market value already, and
there are multiple offers there. Then it is definitely seller's loss to
lose you.

我觉得你有点贪了,把大家所有有利于你的建议一起用了,组合拳不是这么打的。如果出312000,人家就有些不高兴了,你回个价,就不要堵死。直接出315000,不谈。如果卖家还想加,这时来求你。让你这么一搞,只有318000一个价,现在你要是要的话,赶紧回头318000成交,要不彻底放弃。但这个价从谈价技巧上损失有1000-15000。如果周围房源不少,就放弃吧。如果确实很喜欢,对房子来说,三两千真不是什么事儿。现在不回头,过一段再说,这个房子就不是你的了。卖了就卖了,没卖回头找你,再卖你说的价,你也不会买了,所以他也不会再回头找你。这就是缘分。
