I agree. the only way they are getting paid is getting you to buy a house,
any house. They could not care less if you are buying the right thing.
I am gald someone other than me is also seeing the truth. buyer's agent is
not only useless, but in most cases a liability.

any house. They could not care less if you are buying the right thing.
I am gald someone other than me is also seeing the truth. buyer's agent is
not only useless, but in most cases a liability.

我觉得我的agent就挺好的。
看到很破的房子（比如天花板有水渍等等）他主动说不能买。
看到他觉得值得买的房子他会和我说， 但是不push，最后总是加上一句：这个只是我的看法，最后决定还是要你来做。
讨价还价的时候也不是尽量让我多出。 我基本上都是按他的建议出的，前几次都是偏低了，没买到...
我一共看了大半年的房子，而且一直都是找便宜房子，所以他其实钱拿不到很多（最后拿了2900)，但是也从来没表示过一点的不耐烦。 他住的地方离我买房子的区域要开40分钟的车，但是每次我说要去看房子，他都立即带我去看，估计油费都要用不少啦。

when you want to see a particular house, why don;t you just call the list
agent and make an apointment? Why do you need to call your agent, make an
appointment with him, and then have him call the listing agent to make an
appointment?
What's the point of having another layer?
have you ever thought about the reason that you didn't get the other 2 places with your low offer was probabaly due to the fact that you had your own agent? You might have had the chance if you didn't have an agent of your own and dealt directly with the listing agent? With double commission, the listing agent might have helped you to steer the seller to your favor... Again, having another layer, your own agent is a liability.

这不是废话么？buyer agent是过去的残留，现在internet时代，信息公开，很多
seller找seller agent的时候，都专门说明如果买房没有agent，commission从5%降到3
%。你还傻乎乎的去找buyer agent，是不是打定主意要比别人多出2%以上？

1. 我在ziprealty上看的房子，印象中不提供list agent的电话。也许其它网站上能找
到，这个我不太清楚。
2. 让agent去约的好处是我列出十个房子要看，只用打一个电话，或者一封email, 告
诉agent我什么时候有空就可以了。 而不是打十个电话，一个一个的约时间。
3. 我没买到的房子都是银行foreclosure的房子， 原因是别人是cash offer, 或者是
别人出价比我高。 我并不觉得我自己去找银行谈会有多大的用处。 当然，对于有经验
的人来说自己去谈也许有用， 不过对于我这种菜鸟来说，我都不知道要和对方谈什么.

我想说的是， 对于一个买房的新手来说， 一个好的buyer agent的作用还是很巨大的
。
首先，他知道如何看房子的好坏。 我买房之前对于怎么看房子是完全没有概念的， 我
的agent每次都带我看屋顶有没有漏水，外墙， furnace好坏， 电路有没有upgrade过
，等等他认为的重要的地方。 他觉得有重大问题的都直接和我说不要买。 而对于要修
的东西他都会给我一个估价好让我参考怎么出价。 当然， 这些我也可以向朋友打听，
来网上学习。 但是有一个人在身边指点一下，对于菜鸟来说，帮助是很大的。
其次，省很多心。 买房的整个过程和手续对于第一次买房的人来说还是很复杂的。有
agent的好处是很多事我都不用管，直接让他做就可以了。比如合同都是他弄的，各种
我以前听也没听说过的contingency自然也是他列上去。 我签了合同后由于各种突发状
况， closing date一再拖后， 也靠他不停的和卖方联系，写各种的addendum。 这样
万一买不成，我的deposit也能退回来。

我想吧， 要是你买的豪宅，2%还挺多的。 不过像我的房子便宜的话，2%也就两千多。
和buyer agent提供的服务比起来， 我觉得还是值得的...

好的buyer agent可遇不可求。我们找的这个buyer agent没有LZ的那么扯皮 但是相当
于秘书陪同，帮助很小。
