当然一开始就要negotiate。我刚刚得知,有人就是马上发cv过去,然后对方说可以办
才接受offer的。。

因为大部分注册agent都是part time.
专职的15万算小蝌蚪.

I know a Chinese agent in Flushing/Bayside used to make about $300K a year
for 2-3 years during the peak (2004 - 2007). He has been a full time agent
since 1994. Now he's back in making $50K a yr. When the time was good, he
also invested heavily in real estates in Florida. We all know what happened
to that...

NYC太多老中有房地产licence了, 还有挂靠缴费的, 但是一个房子都没卖过的太多了.
这些才拉低了average.
人还有30w的年景, 几个wsn有过. agent的要求也低, 他们需要读5年phd不?
而且现在这年景, 老中agent的优势是语言, 大部分都是buyer agent, 现在买房子对面
一听说有buyer agent的都不带你看房子.
你看看能拿到银行委托的agent一年赚多少?
我们找以前成交的list agent要房屋list, 不知道他是无意还是有意的, 给了一个内部
list, 他经手的6个月内, 5个成交, 8个under contract.
平均50万的房价.
算算他年收入吧.

this particular exmaple is interesting...
lets assume all 13 deals goes thru (5 + 8), and we could also conservatively
assume that the commission he got would be 2.5% (half of 5%), and the
average value of the properties is 500K. The total commision he got is $162K
for the previous 6 months. Most of the brokers would have to split the
commission with his agency, the range is from 30% to 60%. So at the end, the
agent could make about at most $80K -$100K for 6 months. There are also out
of pocket marketing costs and all, but we can just assume zero for now.
with an annual income of 160K - 200K, this particular agent is pretty well
off. But far from being wealthy... and selling 2 houses a month is hardly
the case for most agents now days... some don;t even even sell 1 every other
months...

有钱淫呐, 大姐, 160-200K都看不起.
首先现在大部分行情还是6%呢, 其次, 挂靠银行手上大量房源的根本不屑和buyer
agent分账, 或者自己也做buyer agent, 自己经手的就不只是那么多了.
60%分成的? 刚进地产agengcy的毛毛虫吧. 我接触的list agent 25%或者是小公司人老
板手下打杂的而已. 各种cost, 除了车和油费都是挂靠公司的成本, 年代还可以抵税,
还有什么额外花销了?
很多agent还兼着rental, 当然做大的就瞧不起rental那点小钱了.
房地产代理一天工作几个小时? wsn呢? 全职的一天跑来跑去4个小时撑死了, 还没wsn
回家work home的时间长.
我不知道您是不是房地产从业人士, 现在很多经纪人确实过的不如意, 那时因为这行的
门槛太低, 什么人准备两天就可以入行. WSN这行当里2个月培训就能上岗的譬如data
entry这种职位, $10/h就偷笑去吧.
这个行当里lvl稍微高点的, 就算您说人挣20万挤不进wealthy class, 也不是我等普通
wsn给的起小费的.

of course, 160-200K is not small money. But all I was saying was that agents
don't make as much as you would think. And very few could sell 2 houses a
month...
otherwise, no one wants to become stock brokers and everyone is a real
estate broker.
btw, agents who does rentals only could also make a good living. People
looking for rentals always have a specific goal, like got to move in by 5/1,
2bed room, and 5 mins walk to the train station. Agents don't usually
check out rentals with the same client more than 3 times and certainly don;t
have to wait a few months for closing and worrying about mortgage approvals
. The t/o is much quicker.
