Sorry, cannot input Chinese at work.
do BOTH buyers and sellers have to be at title company at the same time to
sign the docs on the closing date?
My agent told me that we can go there in the morning and the counterpart can
go in the afternoon, is that normal?

that's normal, buyer and seller go to the title company at different time

理论上是应该大家坐在一起的，不过，实际操作的时候title company可以掌握，同一
天签字就可以。
签字的时候，把所有文件好好看一下，HUD-1上的收费好好对一下，应该问题不大。有
贷款的话，银行可能比buyer更谨慎。

it's perfectly fine. in fact many times both sides don't get to meet at all
. seller may be forced to sell (whatever the reason) and may not "like" to
see the buyer, especially in a "distress" situation where buyer picks up a
great bargain. :p

thanks a lot guys. so besides what dypanpan mentioned already, what else
shall I be careful about? - i guess my concern is how to enasure to get the
money after handing over the keys, ....etc, as a seller.
