我们refinance这两天就要close了，现在的rate是4.625%。 但是现在市场跌倒4.375%
而且看来还要继续跌。
我是该现在不close，要降低rate呢，还是应该close了，然后再做refinance。
我的refinance没有early payoff penalty。但是就怕又有什么120天限制，如果现在
close又要等120天，然后就错过这一波低利率的时机了。。

If the reference agrees to use your draft and revise it, that'll be fine. Or if they don't want to use your draft, you can give them an outline of the reference letter to specify what contents should be there. Your lawyer should give you that outline.

如果今年12月是利率的最低点，你现在锁完利率，12月再做一次，就是Perfect。

3－4 month mortgage payment between the purchase and refinance,基本泡汤了。因为 > 80% 是interest payment.
安慰LZ,interest payment 是tax deductible 如果你用 IRS 1040 form, schedule A Itemized deduction 的话。

look for long-term. this not a big deal if the American economy comes to
recession again.
Then we will be happy if we still have our own job.

可以尝试renegotiate rate，如果同等lock时长的rate 现在比当初跌了0.375%，还有
机会renegotiate。如果当初lock了60天，现在拿30天的rate来比，就不行。
如果close完了之后马上refi，很可能会搞乱在county的record，LZ就需要跟政府打持
久战了。
