大家一直说，现在着市场，it is easy to ask for rebate from your buyer agent.
我和他谈了，说不行，最多最后给我写个$ 200 check.
昨晚研究论谈到凌晨3点，发现说，buyer agent 可以查到卖主还欠多少贷款。就发信
给他.这是他今天早上给的回复：
No, that information is not public. Only an owner and their lender have
that info. No real estate agent can get that unless the owner tells them.
各位大师说说看，他说的事实是吗？他怎么什么信息都找不出来啊。真是废这个agent
的心都有了。

Agent可以查到当时贷款的时候贷了多少钱，但是现在的Balance就看不到了，不过如果
没有Pre-payment的话很好估计出来。

He is right. Who knows how the owner refinance (heloc, etc) during golden
days. He may owe a lot less or more than the original loan balance.

研究卖主还欠多少钱做什么？房子你认为该多少价，就出多少价。想捡deal，就往下压
价。

这个贷款信息的确不是public的。但是就像他说的，他可以去问对方agent，对方agent
即使不知道，也可以问owner，owner绝大多数时候会说。你去问，owner绝对不会告诉
一个陌生人。
因为owner必须trust他的agent，他的agent一般会trust另外一个agent,而你的agent为
你服务，当然trust你。agent的作用就是为了给两个陌生人（owner and buyer)之间牵
线。

给不给rebate以及给多少，完全是agent个人行为，如果你找一个昨天刚拿到执照的
agent帮你做交易，给他500刀就能把他乐得屁颠屁颠的了。

你用两点走偏了，
第一，找agent是为了帮你找到更合适的房子，rebate是icing on the cake.
第二，房主欠多少钱跟你没啥关系。
说实话，这论坛上蠢人越来越多，要想长知识，你还是找本书或者更专业的轮坛去看。

the agent is right about finding out 卖主还欠多少贷款 which is the current
balance for the loan (title company can), but you do can find out info about
how many liens(loans), lien holder (lenders) info, when started and how
much. unless the money was borrowed from a person, all notes for liens are
public records. you have to know how to find out. a real good agent should
know that. On the other hand, unless this is a short sale or very close to a
short sale, those info doesn't really help you much.

the answer to your 2nd questions varies by county
here in San Diego County the detailed loan info, including refi, can be
obtained by a realtor

San diego County可以看到现在的balance是多少吗？

not the current balance, but the amount of purchase or refinancing loan
I left out borrower's name
it is called Realist report. I guess you need to pay for this service.
