关于贷款有几个疑问，不知道能否帮忙解答一下，谢谢
1. 我听我现在的loan agent说贷款需要在美国工作两年以上才可以，这个是必要条件
吗，还是有变通的办法？
2. 如果已经有一个mortgage需要付，再做另外一个mortgage的话是不是难度会加大？
一般每个月的月供占工资的多少比较符合lender的期望范围？

1, 如果你之前是学生，可以算
2, 不会很麻烦，只要total debt/income ratio需要<50%。

有的lender只要一年的W2

现在需要debt to income的比值小于45%了，除非能提供12个月的reserve（就是存款要
多于12个月的总债务），否则高于45%就批不过去了。

As others said, Debt to Income Ratio (DTI, referred here as back end ratio, to pay all recurring debt payments including student/car loan, alimony, etc) <= 45% for conventional conforming loan.

一、工作经历:
1) Newly Employed：
For a Borrower that has less than a two-year employment and income history,
the Borrower's income may be qualifying income if the Mortgage file contains
documentation to support that the Borrower was either attending school or
in a training program immediately prior to their current employment history.
2) Re-entering the Workforce:
For Borrowers that are re-entering the workforce and have less than a two-
year employment and income history, the Borrower's income may be qualifying
income if the Borrower has been at the current employer for a minimum of six
months and there is evidence of a previous employment history.
二、Max. DTI （debt-to-income ratio）：
大多数银行会要求DTI<=45%。个别银行会放宽至50%。
