一个loan的话利率比较高.是不是应该分开来贷一个62万5的加一个7万5的, 然后赶快还
清第二个?
另外我们downpay ~30%左右,目前的rate大概是多少?我的agent说前62万5当前利率是4.
375% 30年fixed.这个rate怎么样?要不要等几天找个低点lock?

it is better to take two loans. Non-conforming loan is hard to get approved
and rate is much higher. But only a handful lenders can break it into two
loans and 4.375 is in range.

today's non-conforming rate is 4.75 if your credit score is 740 or above,
loan to value ratio is 75 or below

what if I wanna buy a 2-family house and need to take 900K loan, is it easy
today? rate also 4.75%?

Another 700k loan question:
A friend of mine has a 700k loan with LTV around 85 to 90% due to the
decline of house price. Which bank can lend him money without putting more
money down? How low the rate can go? Thanks!
