Is this a good rate for $518K balance? It is the offer from a very big bank
. Can we make 3.25 or 3.125 this week from a broker?

插嘴问:这个no point no fee, 和 最后 closing cost是不是一回事?
经常看到版上说 30 yr fixed no closing cost,是说loan没有closing cost,还是买
房子没有closing cost, 还是说都是一回事?

Closing cost includes fee and point. No closing cost just means that the
lender absorbs all the fee, point and appraisal expenses, and the borrower
does not have to pay anything for the refinance.

Closing cost includes title, escrow, lender, appraisal, etc regardless it is refinance or purchase. Of course, there are more fees in purchase than refinance. Let's suppose they have the exact same charged items.
If you do refinance, normally, your mortgage broker has already
negotiated a deal for you with title and escrow and get a good price for it, that is why refinancing could be done with No Point No Fee since the closing cost is known, or at least in some manageable range.
Whereas for purchasing loan, in practice in some state, it is buyer who
select title/escrow. The closing cost is unknown to buyer and mortgage
broker when you start, or the price range is too wide, normally higher than
the refinancing cost, thus in order to do No Point No Fee purchasing loan,
there shall be sufficient margin to cover unexpected high closing cost for
purchasing loan.
One way is to get buyer agent rebate to cover (at least partial) your total closing cost. Remember, in purchase, there are two people who provide service to you.

您的是jumbo conforming, 3.375% 还不错。当然如果有学雷锋的agent,3.25%也是可以
的。至少在加州是可以做到的

Just want to clarify, is 3.25% doable even by loan officers from big banks,
instead of brokers?

It is very hard for loan officers from big banker unless this is charitable
event. :D
