前两天来板上问了一些下offer的问题，昨天交的offer，今天agent打电话说seller接
受了。
49.2万的开价，offer的 47.7。 bank owned 的房子，里面情况不行，反正什么都要自
己装修过的。（厨房浴室地毯墙）。
不过只要房子没有漏或者其他的大问题，我们还是很满意的。所以当时也没出比较低
的价格。
下一步要开始做inspection了大家有推荐inspection的 company吗？我在los
angeles, (santa monica). 另外可以用 buyer agent推荐的 inspection company吗
？

Congratulations, good price for SM. Let us know how inspection goes and if
you can still get credits from the bank.

建议你自己找inspector. 我买现在的房子就用的buyer agent推荐的 inspection
company，感觉他在尽量往好里说，好促进成交。不过也可能这个房子确实没问题--我
已经住了两年了，还没倒。
我以前买foreclosure, 自己找过inspector，是个不相干的做loan的朋友推荐的，比后
来buyer agent推荐的那个好像贵了50块。LaRocca Inspection Associates
8189511795那个insepector就很不客气指出很多问题，关键是foundation shift了，我
就back out了。

只还了这么一点点啊？我们的代理带我们看了一个bank owned的，状况很好，她和
我们说这样的房子可以多还价，不好的是 sell as is.

我也觉得还少了，哎，现在怎么办呢？

en, try to get at least 10K-20K credit after inspections...but I am not
sure if there is a limit for credit.
I don't want to make you unhappy here. but I can give you an example about
bank-owned home deal:
listed 650K first, then 599K, then final sale is $520K, we almost dropped
our eyesglasses. good condition inside, need to replace carpet.
We passed it because we don't like the layout.

恩 thanks for the information。
我们之所以这个offer下的很匆忙是发现之前几个符合要求的看的上的房子也是
redfin上基本30-50天就pending了，这个房子里面虽然是很烂，但是location 学校
啊，layout都比之前看的好，离单位又很近很近，available的房子很少，所以就下
offer很匆忙了。
inspection了之后再说。

In west LA, the price gets bid up in many cases for those bank owned
properties. We have tried many times at the listing price and have yet to
get anything! One location is different from another!
I saw the house OP bought and I think it is a good price.
