No fee refi, on the uniform residential loan application, the amount
existing liens is a couple thousand more than the principal balance. It also
says limited cash out rate. The amount is also higher than my loan amount.
Can anyone help me figuring Why? Thanks.

你是做cash-out refinance吗？新的贷款额比旧的高一些正常，但是多出来的钱不应该
是closing cost，而是你close时候的credit。

No point no fee refinancing just indiates that all of the closing cost will
be coverd, yet you have pay at least the following if your loan is closed
this month:
1) Jan's interest
2) 2nd property tax due on Feb 1
3) Impund account if you have one
If the new loan amount is a little bit higher than existing lien, you could
ask your agent to adjust it, or use it to pay the above mentiond fee so you
could bring less money into escrow.

In your case, estimated closing cost of $5440 is the same as the lender
credit of $5440. What is the purpose of cash from borrower of $3417, given
you already have $3303 additional loan principle?
Could you please give additional info (similar to your estimated closing
statement, i.e. property tax, impound account, etc)? It is hoped that your
mortgage broker does not add your closing cost to your new loan principle.

这个loan amount是挺奇怪的，259303，有零有整的还，一般来说，如果不是borrower
特别坚持，refi的loan amount都是按照目前的principal就近取整。像256K这么整的数
，通常就差不多取来当新的loan amount了。
由于pay off的时候现有的loan也会按天算当天的利息，所有payoff balance会比
principal balance要高，有些时候为了减少在closing时 out of pocket的钱，会把新
loan 的loan amount提高个1000到2000刀。

report that was not up to date. Eventually that amount will be equal to
payoff amount. Thanks.

就要close了,看HUD, 少了几百credit, broker 说会寄张支票,为什么不在HUD上直接加
呢? 对broker或我有什么区别吗? 谢了!

broker loan的HUD上没地方写broker退的钱的。如果closing cost差一点儿没cover，
broker都是后退支票的。

因为broker没有办法写在HUD上面，close完了以后退钱很正常。
