我们最初打电话给listing agent要他show房子给我们看，他听说我们自己没有代理，
就说可以做dual代理。但今天他帮忙递交offer的时候，一再强调他不能代表我们的利
益，如果有官司，他是卖方利益的代表。
他给我们的表格上，也是
licensee assisting buyer is a:
seller's agent: Licensee is acting on behalf of the seller.
这样一来，这个文件中，就没有谁代表我们的利益？我们该怎么办呢？

the listing agent is telling you the truth. if you got a contract written
like that, you have nobody to represent you and you buy with no agent. when
the listing agent write the contract like that, the listing agent will only
work for the seller and have no legal obligation to you. thus he will have
no Conflict of interest and any legal trouble if he has done something
benefit the seller by hurting you. it's too late to find yourself an agent
by now if the contract already been written at lease for this property.

dual agent肯定是向着seller一方了。如果看其他的房子，最好找一个buyer agent。

It is seller who pay for the listing agent's commission. This agent is
honest and tell you the truth.

虽然他/她多拿钱了,但是因为有potential conflict of interest,所以要先把丑话说

是呢，因为他是专门卖银行屋的，所以不能让银行知道他任何的背弃？

His stream of income is bank, so he should show the royalty to his "boss" (
instead of you).

Banks usually don't allow dual agency, so if he wanna make the bank consider
the offer, he has to disclose in the contract that he is representing the
bank's interest.

你自己代表自己的利益啊。不管有没有代理，买主自己都要做足功课，不能指望buyer
agent帮你做什么。
如果没精力去研究，或者对当地市场不熟，那只能找买方代理了，当然这个房子不行
