小人儿从午睡的梦中喊。
自从自己带孩子，小人儿就经常让我感到惊奇。刚刚28个月，就分得清什么时候该听什
么样的音乐。例如，睡觉前爱听爱唱roll over, 兴奋的时候爱听feist 1234. 边听边
跳。这是遗传自谁啊？
得赶紧给他制作一个歌本了。把他会唱的歌都收录下来。

我的 agent 跟我说，如果是从 builder 那直接买新房，一般砍价的余地很小。
当然砍一下总是要的，但不要期望太多。

hard to negotiate the base price but you could get some free upgrades if you
have a good agent. Builders have promotion as well and they always offer
the closing help if you use their lender. If you have agent, you can ask the
1-2% rebate. If no agent, builder won't lower the 3% of sales price.

My friend used a buy agent and split commission with the agent. The commission money comes from the builder.

It depends on how "new" the house is. If it is not built yet, pretty much
nothing. If it has been built for several months, it will be more like an "
old" house. In between? you can get some extra free upgrade.

i think it really depends. I didn't use agent and talk with builder directly
and got a huge discount.

Well, we used to negotiate a new house with the seller. The listing price is
450k. We offered 400k, but the seller said no less than 428k.

我们的新房Builder也是完全不降价，但是给upgrade credit。说是为了保证周边房子
Appraisal的价钱。

Agree. However, if you could not lower any price due to "policy", then it is
too late to bring agnet and get rebate.
