我听说有人想卖一个房子，人家还没找agent，我就上门去跟对方谈了。owner也挺高兴的，
开价也合理，我帮他省了commission了，间接地也给自己省钱了。
大家有没有类似的情况，不知道接下来要走什么程序？要注意些什么？

have you bought an house before? if not, get some help. it's not that simple
for buying a house and dealing with the seller directly could mean trouble
since sellers and buyers are at two extreme ends.

simply paperworks, buyer agent or seller agent cannot help you regardless.
They just eat the 6% commission for free. Find a lawyer ($450?) and you will
be fine.

There is no cause of concern about the house condition at all, it is pretty
new and very well maintained.
I really appreciate the information you gave me.
Just one more question: is there any suggestion on how to hire a real estate
lawyer? I have never done that before.
