No, at current interest rate, US government is essentially giving huge subsidy to home owners. Banks only earn a processing fee. Most mortgages actually end up in the hand of Fannie Mae, Freddie Mac, or FHA. These guys are losing money big time, and the government just keeps bailing them out with taxpayers' money. If you think housing price will keep going down, it's a good enough reason not buying a house now. Otherwise, if you don't get a mortgage, you are losing the game. You are happy only because you only know how to count your money in the absolute number of US dollar but don't understand how much you are losing behind the scene.

没感觉... I have more cash on hand than you, so I think I'll actually be feeling better than you in that scenario. At the worst I walk away and rent a smaller place. I have much more flexibility in that situation, I can move to another place to find a job if necessary. I can still feed my kids with high quality food for long enough. You might have your house, so what? It will be hard to get cash out from it if you lose your job, unless of course you sell it.. You can live in it, but you cannot spend it. don't understand why the word "debt" bothers you so much...
