hard to say, depend on your loan amount, LTV, with impound or not, etc. Rate
has been flat these days.

20% down, loan amount is about 29W, no escrow. A broker offers 3.75% and
between 1k to 1.5k closing cost including escrow waiver fee.How does it
sound? Thank you!

I think it's a good deal based on today's rate.
