我问SELLER AGENT,seller能不能帮我付。 Agent说seller付seller的closing cost，
buyer 付buyer的。一般在3%左右。这个靠谱吗？
如果拿到closing cost的详单，这个费用可以和title company协商吗？

肯定有，比如律师费什么的，但肯定比贷款的少，因为没有了利息和贷款agent费用

每个county不一样的规定。好像没有negotiation。你房价多贵？

有。你可以让卖方付你的closing cost

不多啦，像房价评估什么的都不需要了。贷款费用也没了。
主要就是TITLE COMPANY的费用吧？这个没多少。

"seller能不能帮我付": yes. All is about negotiating price. for example, you
feel the property worth 100k, and your price is 101k and ask 1k closing help
from seller.
"一般在3%左右": cash buyer don't need closing cost of loan part, but still
need pay tax, escrow ( or lawyer), insurance etc, it should <3%
"如果拿到closing cost的详单，这个费用可以和title company协商吗": no. Title
company /escrow is 3rd-party and neutral for both seller and buyer. They
provide services for both sides based on agreement. Only party you can
negotiate is seller.
