南加SD，新房。贷款$450K, down payment $200K. 30 years. rate 4.125%。agent给了以下GFE
origination charges $1200
appraisal fee $400
title service and lender's title insurance $3270
owner's title insurance $1457
government recording charges $140
transfer taxes $811.14
请问这些charge合理吗？
还有lender允许title service 可以自己找。这个title service 和 title insurance
在南加的费用一般多少，有推荐的吗？谢谢

In 南加, owner's title insurance and transfer tax normally is covered/paid
by the seller. Lender's title company in most case is the same as the owner'
s title company, normally below $1000.
